Hello Ocean Park Homeowner,
This email is to inform you that we have a capital project this year is to paint all the exterior unit entry doors on the property. All the common doors have been painted, and now that we are in the off-season, it’s time to paint all the unit doors. We will begin on the 12th floor and work our way down, with the expectation of completing one floor per week.
Your assistance is greatly appreciated in ensuring that your unit remains vacant during the week your floor is scheduled for painting. We expect to begin this project on Monday September 30th, 2024, and finish by the end of the year. If you live in your unit or have a monthly renter scheduled during this time frame it will be required to give the painters access to the unit to properly prep and paint the door. Please make sure we have the correct key and or code for your unit to ensure your door will be painted. If you have not provided the RAM office a working code or key to your unit by the time the project reaches your floor your unit door will be skipped. We are getting bulk pricing to have these doors painted and if you want your door painted after the project is completed then you will incur the cost.

Dear Owners,
As of today, Monday, August 28, 2023, the path of Tropical Storm Idalia remains undefined. At this time, we cannot predict how the event will impact our area. For the most current information regarding the status of Tropical Storm Idalia and how it may affect our state please go to the South Carolina Emergency Management Division’s website at www.scemd.org
We hope that the storm is uneventful and deteriorates by the time it reaches our area. As a precaution, we are taking the necessary measures to secure the property.
Here are a few preventative measures you or your guests can do to protect your unit in the event the storm strengthens…
Remove furniture and items from your balcony and store them inside your unit
Close and lock all sliding doors
Wedge towels between the sliding glass door and the threshold
Unplug televisions
Place towels at the base of your entry door and if applicable, your wall mounted air conditioning unit
Resort Association Management will be utilizing the HOA’s website, www.ramresorts.com to keep you informed of developments as they unfold at the resort.

HO-6 INSURANCE COVERAGE EXPIRATION NOTICE
IMMEDIATE ACTION REQUIRED
Dear Ocean Park Homeowner,
We have been informed by USI Insurance Services that they are unable to find a carrier to provide competitive pricing for the bulk HO-6 insurance program covering all units at Ocean Park HOA, Inc..
Therefore, on May 26, 2020 your current HO-6 policy that was previously secured for you by the HOA will expire. You must take action prior to May 26, 2020 to ensure you do not incur a lapse in this essential insurance coverage.
A HO-6 policy is a necessity for condominium owners and includes insurance on all your personal belongings, furniture, fixtures and equipment, loss of rental income or loss of use and provides a liability insurance component in the event of an accident or injury in your unit.
If you have a mortgage, your lender most likely requires a HO-6 policy. In addition, if you rent your unit your rental agent most likely also requires a policy with adequate coverage.
It is your responsibility to contact your insurance agent and obtain your private policy. Should you not obtain this coverage you may be in violation of your mortgage agreement, your rental agreement and the master deed which governs your liability and responsibility in regards to your condominium property.
The Board of Directors has enacted a policy that all owners must obtain a HO-6 policy and provide proof of coverage to the HOA property manager (Resort Association Management) no later than May 26,2020.
We urge you to contact your insurance agent immediately to purchase a policy and obtain a declaration page in order to provide proof of coverage to the HOA. A copy of this declaration page must be forwarded to Resort Association Management. You will also receive this letter via US Mail. For your convenience, we have enclosed a prepaid postage envelope addressed to RAM for this purpose. You may also fax your declaration page to 843-497-8577 or email a scanned copy to [email protected]
With the hurricane season upon us, we urge you to contact your insurance agent or any of the agencies listed below. The insurance agency contact information is provided to assist you in this process. It should not be construed as an endorsement or recommendation by the Board of Directors or your association management company.
